Property Management Inspection Team (PMIT)

Regular inspections and written reports keep associations, owners and RIPAC executive management fully apprised of progress, problems or special requests.

For this purpose we have fully developed and implemented 2 different systems of control and communication for property management as well as maintenance services.

PMIT provides supervisory accountability to each property. We dedicate a manager and an inspector from our PMIT to work directly with your Board of Directors. Your property manager is the point of contact for any issues, concerns or requests from the Board or unit owners. The property manager will attend monthly Board of Directors meetings upon request (maximum 1/month)

The property manager will perform:
Weekly inspections of interior common elements of each building.
Routine Inspections of the grounds and buildings.
Performance monitoring of any outside contractors

Your assigned property manager will review and respond to all the inspector's reports, determining if any maintenance or other attention is necessary; as well as investigate and resolve any complaints concerning contractors.

Computerized Management Response System (CMRS)

CMRS ensures internal control of vital information handled by our  Property Management Team and Inspection Team. This Computerized System facilitates complete control of all the tasks planned and performed as part of each association's custom management plan.
Our computerized system provides close monitoring and complete report and schedule of all tasks confirming execution, costs, people involved and completion time frames.

CMRS by RIPAC coupled with a redundant reporting scheme and strategic supervision, provides a complete informed, accountable and meticulous maintenance service.

Whether for use by RIPAC workers in the field, or at the request of a unit owner, the CMRS allows for any information on a maintenance project, large or small, to be instantly accessed. All work completed is diligently reported on each day and put through multiple reviews, which weeds out error and assures attention to detail.
